Architecture

Designed in collaboration with Jackson Clements Burrows Architects, 55 Albert Street brings together Neometro’s experience in residential design with JCB’s context-driven approach. An award-winning Melbourne practice, JCB works across architecture, interiors and urban design for both residential and public projects. The building is organised around a central breezeway that brings fresh air into all homes, while establishing a strong connection between the apartments, landscaped spaces and Fleming Park beyond.

Robust materials, including concrete and coloured awnings, give the building a clear and durable character, while a diverse mix of apartment types allows for different ways of living.

Ground-floor apartments bring the landscape into the architecture and provide immediate access to the street.
Interiors

Generous, flexible and comfortable, the interiors at 55 Albert Street have been designed in-house. Drawing on more than four decades of experience, this approach brings tested and refined materials, planning principles, and design details into each home. Each element is designed to work together, resulting in interiors that are cohesive, practical and accommodating. Central to the process is a rigorous focus on floorplans, recognising that good apartments begin with how spaces are arranged and experienced. The spaces embody Neometro’s signature approach to long-term comfort, with emphasis on functionality, flexibility and easy upkeep.

Well-proportioned rooms and adaptable layouts ensure spaces can accommodate different needs over time, while careful planning maximises access to natural light and fresh air throughout the home.

Lofts benefit from increased ceiling heights that create a greater sense of volume and space, with living areas centre on generous volume with access to fresh air and natural light.

RESIDENT STORIES

KIM AND TOM
9 WILSON AVENUE, BRUNSWICK (2024)
“We wanted a home that could change and grow with us — and I think we’ve achieved that. It’s an open, agile space that feels like it was made for the future.”

BARBARA
9 SMITH STREET, FITZROY (2016)
“We purchased our apartment off the plan from Neometro around 12 years ago, moved in nearly 10 years ago and haven’t looked back. We love apartment living: the ease of locking up and leaving, the security, and being walking distance to the places we love.”
Good Design is Also Good Value
1. LOWER UPFRONT COSTS
Buying off-the-plan offers meaningful financial advantages, with reduced stamp duty and longer settlement terms that give you more time to plan, save, and sell your current home.
2. LOWER ONGOING COSTS
High ESD ratings and energy-efficient design translate to lower power and water bills, while brand-new materials and fixtures ensure minimal maintenance and no unexpected renovation costs.
3. SMART INVESTMENT
Secure a quality home at today’s market price and enjoy long-term value supported by thoughtful inclusions (off-street parking, premium fixtures, and landscaped surrounds) all without costly add-ons. Comprehensive warranties across structure, windows, and appliances provide added peace of mind.
4. SIMPLICITY & CERTAINTY
Enjoy transparent pricing without the stress of auctions, and benefit from low, all-inclusive owners corporation fees that cover cleaning, gardening, and building insurance — fewer bills and less hassle overall.
5. MORE TIME FOR YOU
Skip the endless Saturday inspections and enjoy a simpler, more personal buying experience where you can have real conversations and make informed decisions. With low-maintenance homes designed for easy living, you’ll spend less time fixing and more time with your family.
Sustainability

We want to broaden and strengthen what sustainability means for residential design and development. From design through to construction and maintenance, we believe sustainability should be considered at every stage of a project’s lifecycle. At 55 Albert Street, this approach supports homes that are efficient, healthy and comfortable, while ensuring they continue to meet the needs of residents into the future.
1. EFFICIENT ENERGY
Thoughtful spatial planning and high-quality insulation ensure apartments perform exceptionally well within Melbourne’s varied climate, achieving an 8.0 Star average NatHERS energy rating for energy efficiency and comfort. Energy-efficient LED lighting is used throughout homes, while communal outdoor clothes-drying lines reduce reliance on dryers and save energy.
2. THERMAL COMFORT
Thermal insulation keeps heat in during winter, and out in summer — reducing energy bills and improving comfort. Double-glazed windows and high-efficiency HVAC systems further contribute to a comfortable home year-round, keeping the home cool or cosy with minimal energy use. Operable awnings and overhangs optimise solar control, reduce heat gain and glare, and improve energy efficiency across the seasons for a more comfortable interior.
3. A HEALTHY BUILDING
Low-VOC paints and adhesives improve indoor air quality for a healthier home, while natural ventilation keeps air flowing and spaces fresh without mechanical systems. A highly walkable location, with a Walk Score of 93, means errands and essentials are just steps away, while secure bike parking encourages cycling and active transport. Landscaped communal spaces encourage social connection and mitigate the urban heat island effect, while gardening-ready courtyards and balconies include taps and drainage for easy planting. Dedicated glass, recycling and organic waste systems make recycling easy.
4. EV READY
EV-ready car spaces are designed to accommodate a dedicated charging point, installed when a resident requires one. Residents pay only for the electricity they use, with no shared metering, and can choose and install their own EV charger to suit their vehicle and charging preferences. A load management system uses smart controls to automatically throttle charging during peak demand periods, protecting building infrastructure and keeping energy costs fair across the building.
5. WATER EFFICIENCY
Rainwater harvesting reduces use of mains water by collecting rain for toilet cisterns and irrigation, while water-efficient fixtures help reduce daily water use. Drought-tolerant landscaping creates green spaces that stay lush with less water.
6. CLEAN ENERGY
Solar panels on roofs allow residents to benefit directly from renewable, solar-generated electricity, while gas-free living improves indoor air quality and lowers emissions. A carbon-neutral power agreement provides green power to offset your energy use for long-term environmental benefits.
